Who is your Air Conditioning and Heating Contractor for your Tampa Air Conditioner?

We all know that choosing a contractor for any type of work in your home can be a difficult and challenging job. It can be one of the hardest things to do especially in a transient state like Florida. There are some good hints to finding quality contractors to help you narrow down the companies you are considering.

The first thing that I check, even being in a contractor position is the licensing and insurance. All Florida mechanical contractors are required to have a state license and also to register in the municipalities in which they are working. Next, always check for proper certification and experience. Is this contractor the right person for the specific work you need accomplished. Make sure you and the contractor agree on the same scope of work, agree to the price and the schedule. This will help you to start off on the right foot and not have future disputes when you are trying to complete your project.

Your contractor should not feel offended if you ask for a list of references from his company. You should definitely ask for this list if this is a large project involving many forms of contractual work that will extend over a longer period of time. By checking the references on similar projects you will have an idea of how long and what type of response you will receive from the contractor when you have a question or problem. Several references on different projects spaced over a one-two year time frame will surely give you the best results.

Next, don’t be afraid to ask for a copy of an insurance certificate, especially for larger jobs. The contractor must be responsible for any one he sends to your home or project. Workman’s Comp, and General Liability are required in Florida for most contractors, including building, mechanical, electrical and plumbing. Be sure that your contractor obtains all necessary permits prior to the start of any work.

If things don’t seem right, take a minute to call the county or city in which you live to check on the contractor. Every municipality has a code enforcement person or team to handle this information. Always-Always get a written estimate or proposal. The contractor should be able to give you a price with-in a few bucks for service or maintenance. On an air conditioning install it should be an exact number, unless you change the type or efficiency level of equipment . if you do make any changes have it documented by both the you and contractor.
